Terraine Capital is looking for an accomplished Senior Director of Property Management to lead their property management team. This pivotal role involves overseeing a diverse property portfolio, driving operational efficiency, and maximizing asset value. The ideal candidate is an analytical thinker with in-depth knowledge of the real estate sector, a proven track record for managing multiple business units and processes, and the ability to develop and implement cost-cutting strategies that enhance operational efficiency and drive growth.
This role will report to the Chief Operating Officer and the Chief Financial Officer.
What you’ll be doing:
- Identify market trends, areas for growth, and new business models to position the company as a leader in the real estate industry.
- Oversee operations of the real estate holdings, and capital projects related to property enhancement.
- Conduct regular property assessments and performance reviews, implementing improvements as needed to ensure a KPI’s are achieved.
- Prepare and manage annual budgets, ensuring effective cost control and revenue maximization.
- Analyze financial reports, identifying trends and opportunities for optimization.
- Build and maintain strong relationships with key stakeholders, including partner companies, suppliers, real estate professionals, and local business leaders.
- Stay informed on regulatory changes and industry developments that could impact the business.
- Set revenue and profitability targets, track performance, and adjust strategies as needed to meet objectives.
- Provide regular reports and presentations to senior leadership on Property Management initiatives, such as financial projections, project status updates, employee engagement plans, and market insight.
- Collaborate with acquisitions, development, and asset management teams to align property management strategies with broader business goals.
- Explore innovative business models and technologies to streamline operations and position the company at the forefront of the industry.
As the ideal candidate, you bring at least 5 years of experience in property management, including a minimum of 3 years in a leadership role within the real estate sector. You have a strong track record of driving business growth, closing high-value deals, and building strategic partnerships. A deep expertise in both residential and commercial real estate markets—including development, leasing, and investment—is essential, along with advanced financial acumen.
As a successful candidate you will be a results-oriented leader with a sharp analytical mindset and an aptitude for interpreting market and financial data to inform business decisions. You will excel in reporting, analytics, and performance metrics, providing insights that drive strategy and align with organizational goals. You will demonstrate outstanding communication and relationship-building skills, managing stakeholders with a client-centric approach. With proven financial management experience in real estate, you will consistently deliver high-impact results, employing strategic problem-solving skills to meet deadlines and achieve targets autonomously.
A bachelor’s degree in business administration, real estate, construction management, or a related field is considered an asset.
